Boarding Up Cost in Epsom: How Your Quote Is Worked Out
We don’t publish a price list for boarding up in Epsom because no two jobs are the same. A single cracked pane at ground level and a smashed shopfront with a forced door are very different pieces of work. Instead, you get a free, clear quote on the phone before anything starts. You’ll know what we’re proposing to secure, how we’ll do it and what it will cost before you agree to it.
This page explains what goes into that figure, so you know what to tell us and why the details matter.
How the quote works
When you call, a person answers, at any hour. We’ll ask for:
- Your postcode, so we can work out when we can reach you
- What’s damaged: windows, doors, a shopfront, a roof light or several openings
- Rough sizes and how many, even if it’s only an estimate
- Where they are: ground floor, upstairs or on a roof
- Photographs, if you can take them safely from where you’re standing. Please don’t go near broken glass or climb up to get a better shot.
From that, we give you a quote over the phone. It’s free, and nothing is fitted until you’ve agreed to it. If we arrive and find something you couldn’t have seen, such as a frame that’s worse than it looked, we’ll explain it and agree any change with you before we carry on.
What affects the cost of boarding up
Number and size of openings
This is the biggest single factor. Each opening needs its own board cut to size and fixed securely. One small window takes less material and time than three large ones. A wide shop window or a set of patio doors needs more board and more fixings than a standard sash.
Height and access
Ground-floor work from the pavement or garden is the most straightforward. Upper-floor windows, roof openings and skylights take longer and need ladders and more care to reach and fix safely. If the only route to a back window is through a locked side gate or across a neighbour’s property, let us know on the call, because it changes how we plan the job.
Materials and board thickness
Most boarding is exterior-grade plywood, typically 18mm, which stands up to weather and resists being forced. OSB can suit smaller openings. We’ll suggest what fits the opening and how long the property is likely to stay boarded, and the material is reflected in the quote. The van carries boarding stock and fixings, so standard openings can usually be dealt with on the visit.
Fixing method
How the board is held in place matters as much as the board itself:
- Security or anti-tamper fixings are harder to remove from outside. They’re worth considering for empty properties, commercial premises or anywhere left unattended.
- Non-destructive fixing, where the frame allows, reduces further damage to the frame. That can help when the opening is due for permanent repair.
The method we agree with you affects both time and materials.
Whether a door or frame needs securing first
After a forced entry, the door, frame or lock often takes the worst of it. Sometimes we can’t simply board over the opening, because a split frame won’t hold fixings properly. In that case we’ll talk you through the options first and explain what’s needed to get the opening secure. This is one of the main reasons two similar-looking jobs can be priced differently. Our door boarding service covers securing damaged doors, frames and locks in more detail.
Debris and broken glass
Loose glass in a frame, shards on a doorstep or debris around a shop entrance has to be made safe before boarding goes up. If there’s a lot of it, that adds time, and we’ll include it in the quote.
Why we don’t give prices on the website
A figure on a web page would either be too high for a simple job or misleading for a complicated one. Neither helps you. A quote based on your actual openings, access and frame condition is fairer and avoids surprises.
If you’d like to understand the work itself before you call, our window boarding page explains the materials, fixings and what happens on the visit.
Period buildings and shopfronts
Parts of Epsom have older buildings with original or traditional frames. The town centre conservation area includes the High Street and stretches of West Street, South Street, Waterloo Road and Upper High Street, and many of the buildings there are listed. If your property is in an older building, or you know it’s listed, mention it when you call. It helps us suggest a fixing approach that suits the frame, and that can affect how the job is quoted.
What you get for the price
The quote covers the agreed make-safe work, and you’ll receive:
- Secured openings, boarded with the materials and fixings we agreed
- An itemised invoice showing what was done
- Time-stamped before and after photographs
- A written statement of the work carried out
These documents are useful if you’re making a claim. Your insurer decides what’s covered, and we can’t advise on that, but clear paperwork makes the conversation easier. Our insurance claims guide explains what to keep and send.
Boarding is a make-safe that protects the property until the glazier, joiner or door fitter can do the permanent repair.
Out-of-hours work
We attend nights, weekends and bank holidays, and the phone is answered around the clock. The quote is still given on the call and agreed before we start, whatever the hour. If you need someone tonight, our 24-hour emergency boarding up page explains what to do while you wait.
Who we work with
Householders, landlords, letting agents, shop owners and managers of offices, restaurants and warehouses all get the same approach: a clear quote first, then the work. We have over 10 years’ experience, we’re fully insured (certificate on request) and DBS-checked. We cover Epsom and the surrounding area, including Stoneleigh, Langley Vale and Epsom Downs, subject to confirming your address on the call.
